REAR EXTENSION Designs
Rear Extensions are one of the most common types of extension that many of our clients opt for. If your home is not in a conservation area or restricted by Listed Building Consent, you may be able to add a rear extension to your home under ‘Permitted Development Rights’ (alterations you can make without planning permission).
Under recent changes, until mid-2019 you can extend up to 8m from the original rear wall of your property on a detached home, and up to 6m on a semi-detached or terraced home.
These rear extensions cannot exceed 4m in height, whilst there are further restrictions if your home is located within 2m of a boundary which reduces the height limit of the proposed rear extension to 3m.
These measurements apply to single storey extensions only, but in some cases, two storey extensions are permitted under certain conditions and factors.
Under Permitted Development, conditions are implemented in order to keep it under these rules, for example, your rear extension is expected to be built in the same material as the existing dwelling.
However, if you wanted to make a statement on your project and wanted a contrasting style for your rear extension that achieves both old and new style then planning permission would be required.
