The Brief

Our clients had recently bought a two storey semi-detached property in Croydon, London. They had chosen the property on the basis that it had massive potential for development, especially with the loft space which was highlighted due to the large footprint of the existing house. They wanted to explore the idea of creating an additional two double bedrooms along with a good size ensuite to go along with it on the loft floor.

The Design

After the initial site survey for the potential loft conversion, we sat down with our clients to discuss design ideas that they would want for their loft conversion. This included changing the hipped roof to a gable end that would allow a flat roof dormer to be built facing towards the garden, maximising the amount of natural sunlight into each room and the need to accommodate a new bathroom on the loft floor and for each room to be a double bedroom. The proposed design made sure to add a matched finish and roof tiles to the extension. This ensured that the council granted planning permission for the project. Along with several other options such as a Juliette balcony, Velux windows and a dome roof light. However, as with all architectural projects, the design brief was constantly changing, the loft layout went through two iterations before the client was completely satisfied with the layout and appearance for the loft conversion.

The Process

Once we had the final design in place we were able to proceed to the next stage for the loft conversion, which was to submit our design proposal to the Local Authority to validate that everything was in line with ‘Permitted Development Rights’ which meant certain types of work can be performed without needing to apply for planning permission. We submitted a ‘Lawful Development’ application to get a ‘Lawful Development Certificate (LDC)’ to make sure no doubts were raised for the client if they do decide to sell on the house that this was all legal. This process meant we had to wait a few weeks to get a certificate for the proposed loft conversion. But once issued the client was able to start building immediately without delay as all documents and building regulations drawings were ready to hand over to their chosen contractor for the project.
